The mandate connects DIMAND's expertise in large-scale urban regeneration with the international reach of the Sotheby's International Realty network
October 6, 2026 – Athens, Greece
DIMAND has appointed Greece Sotheby’s International Realty to lead the sales of FIX Residences, a new residential address within the redevelopment of Thessaloniki’s historic FIX Brewery at the city’s western entrance. Greece Sotheby’s International Realty will present the project to buyers in Greece and across key international markets through the global Sotheby’s International Realty network.
“FIX is a landmark closely connected to Thessaloniki’s industrial history and identity. Our ambition is to give this historic site a new life, respecting its character while creating a contemporary destination for the city. The collaboration with Greece Sotheby’s International Realty is an important step in positioning FIX Residences in both the Greek and international markets,” said Dimitris Andriopoulos, CEO of DIMAND Group.
A new chapter for an industrial landmark
With a history of approximately 140 years, the FIX Brewery stands among the city’s most recognizable industrial buildings. DIMAND’s redevelopment will transform the site into a new urban destination, where living, culture, and hospitality seamlessly blend. Based on a masterplan designed by Foster + Partners, three historic structures will be restored and repurposed, while two new bioclimatic buildings will rise alongside them. The new buildings’ sculpted brick façades, vaulted ceilings, and industrial-style windows reinterpret the language of the original complex. The result links the listed buildings with the new architecture, in a dialogue between industrial heritage and contemporary design.
FIX Residences will comprise 95 private homes in a new nine-storey building of approximately 19,800 sq.m., with 134 dedicated parking spaces. The building will prioritise energy efficiency and environmental performance while also targeting LEED Gold certification.
“The transformation of FIX represents a unique opportunity to reconnect a significant piece of Thessaloniki’s industrial heritage with the life of the city. Through our close collaboration with DIMAND, we have created a design that respects the site’s historic character while establishing a new benchmark for sustainable mixed-use development. Centred on culture, community, hospitality and contemporary living, the project will create a vibrant new destination that contributes to the continued regeneration of Thessaloniki,” said Foster + Partners.
Living, culture, and hospitality
FIX holds a strategic position within Thessaloniki’s evolving urban landscape, just minutes from the historic centre and approximately 30 minutes from Thessaloniki’s International Airport “Makedonia,” offering connections across Greece and internationally.
Two hotel concepts operating under the “Hilton Hotels & Resorts” brand will form an integral part of the development, alongside restaurants, wellness facilities, shops, and landscaped areas. Culture will be central to the development’s identity. One of the restored buildings will house MOMus — Museum of Modern Art, with its renowned Costakis Collection of Russian avant-garde art, alongside the Thessaloniki State Symphony Orchestra, bringing exhibitions and live performances within steps of the residences.
The completion of the development is currently scheduled for late 2029.
“We are pleased to be working alongside DIMAND, a developer with whom we are bound by shared values and a vision for a better tomorrow in our cities. FIX Residences mark a historic moment in the regeneration of one of Thessaloniki’s most significant districts, shaped by the design of Foster + Partners. A new era begins for a remarkable city — one worth living in, returning to, and ultimately becoming part of. We look forward to presenting FIX Residences to buyers in Greece and around the world,” said Savvas Savvaidis, President & CEO of Greece Sotheby’s International Realty.
